Rent in advance

How much of the 1 year lease rent can be received in advance from the tenants in NJ? I understand that there is a limit of 1.5 months rent $ as security deposit. However is there a limit as to how many month's rent we can demand at the time of signing? Our prospective tenants seem to have honest intentions to pay monthly rent. We don't trust their ability.  Can we ask them to pay last 3 months at the time of signing?  Thank you.

Advance rent is subject to the limitations and regulations provided for in 46:8-19 of Title 45 NJ PROPERTY Landlord Tenant law.
