Are they breaking the lease

Have have a boyfriend and girlfriend renting a home in TN, they both have signed the lease. But now the boyfriend is breaking his end and moving out, the girlfriend wants to stay at the home. What should I do?

Is she capable of making the rent payments on her own? If not, maybe she can have a friend or roommate move in. If someone new moves in, sign an addendum with them adding them to the lease, but don't release the old boyfriend from the lease agreement, so that you can collect from him if the tenants default. He made a commitment to those rent payments being made through the end of the lease term, so he should honor that commitment.
