Month to month lease contract fees

I have a condo in Arlington Virginia which I am in the process of searching for a new renter as of 7/1/12.   I have a potential candidate who is interested in a month to month lease contract from the start.   What is the typical fee added to the monthly rent for a month to month lease?

Kim, thats really a personal question and it depends on what the rent is in general. I would think a reasonable amount would be $75-$100 extra a month.
