So i had a old window swamp cooler break down in my rental unit and was contacted to fix it when i had some one go look at it was to old to find parts for it so i looked in to a new one but all the new ones do not fit the window size so that means that i would need to replace the window or add a A/C unit to the house. So now my tenants are saying they want to end the lease early because it is uninhabitable dwelling when reading the law all I see is that i need proper heating in the house it does not say anything about cooling Any advice on this matter would be helpful

Could you just get a window AC unit? depending on the size of the house or main room they are very affordable and could remedy the situation.
