A/C and Swamp Cooler

Hi,  My rental property has been outfitted with both the Central AC and the swamp cooler in a window. Am I responsible for maintenance on the Swamp cooler if it is a secondary cooling system?

If you installed the cooler and that is a selling point of the rental property then yes you would want to upkeep it. If it is not being used make sure this is part of your lease.  If you do want the tenant responsible for the cooler you must make it noted in the lease or it falls to you.
