feedback on what rehab and ongoing maintenance issues

As a renovation and maintenance company that caters to investors, PM's and Landlords.  Would enjoy feedback on biggest rehab and maintenance challenges you see during flips or managing property.

I would say carpeting and flooring for my units.  These have a huge cost and the time to replace, refinish hardwood flooring and add new carpeting is an expense that would be great if they were easier.  Hiring contractors is alway more expensive.
