Cancelled Move In

Hi I have a tenant that paid a deposit to take the unit off of the market and has now cancelled. What are my right as a landlord to withhold those funds since the unit was taken off the market?

If this is a security deposit, this will be returned. If this was a holding deposit then I believe you do not return payment. I would look it up on your government website
