Common Language In an Arkansas Lease

Is it common for a tenant to have a 30 day option to cancel an eighteen month lease. Or does the tenant have the obligation to pay the entire 18 months rent to the landlord?

Tenant is obligated to pay rent until the lease term is up or until the landlord finds a new tenant. Whichever comes first.
