Water Damage

A tenant claimed that she had a water damage coming from a closed window- all the carpet got wet, the water went to the first floor. The emergency crew got called in and is taking care of the damage. The property is managed by a hired property who lives in the next unit. The property manager suspects that the window was left open during heavy rain. What are the steps to take to prove the negligence of the tenant?
