Smoke Free Addendum

If I have a smoke free addendum which states i can charge $4800 if they violate the lease and smoke in the unit, do I have to itemize the repairs?   What if I am painting the property myself?

Do you have proof that they smoked?  How are you going to get them to pay is their security deposit that big?
