Lease expiring

Hello everyone. I have a tenant in my Montebello, CA condo whose lease is up in October (she has an annual lease). I wanted to know: 1. Can I increase her rent if she has another dog which wasn't on the original lease/last renewal? 2. Can I request for a pet deposit if one wasn't requested when we first signed her lease in 2010?
