Pets

My tenants just moved in  and we had a no pet policy . Now we found out he has a dog. What can we do? I wanted to add in pet rent to cover cost of new carpets when they move out . However , they feel that pet rent is unfair. I would have never rented to someone that had a pet. I told them that we would not have this problem if he had disclose having a dog.
