Part time Super Tenant

In the coming months I will be looking for a tenant who can be a "part time super" in an 8 family apartment building. Is anyone aware of a website/documents that outline the duties, salary or rent reduction, special legal agreement(lease), etc....Historically, I had a person come in weekly to clean and be on call for urgent repairs, but now need a person on site. Much appreciated.

I would just list a bullet comment on the lease saying "Tenant has a rent reduction of "$XX" for being employed as the building maintenance technician whose duties and responsibilities will be listed on a separate agreement. If, at a later date, tenant no longer serves as the building supervisor, rent will resort to listed amount upon the next months due date.
