yard maintenance

What to do if the tenants are not taking care of the yard, which includes watering, mowing the lawn and trimming the bushes.  I have all the equipment there in order for them to do the yard.  Should I put something  in the new lease which they will be signing soon?  Or should I just charge them a fee and have it professionally done?
