My tenants broke lease 6 months early. They called me a month b/f they left to see if they could brake the lease. I very clearly said if I can get another tenant it would be ok. One month later, still no new tenant, I have advertised, and put a huge sign out front of the house. So I called and reminded them that rent will be due the following month since we have no new tenant. I recently received a cert. letter basically saying that I verbally told them they could brake the lease and they moved out. Which was not true. Mind you this all happened in three weeks! They still owe a water bill. The rent will be due next week so I will send a cert letter to their new address stating to pay or I will take them to court. My question is if I do not get a tenant soon can I collect each month late with late charges till july? and what about the security? thxs
