When a landlord serves a tenant with a 5-day notice to pay rent or quit, is it typically 5 business days or just 5 days including weekends? Also, the 5 day notice means that the tenant must pay rent or vacate the property within the 5 days, right?

Thanks for the info, Donald. I think I'm going to serve the notice by certified mail. I would like to serve it in person, but unfortunately I live three hours away from the property location.

5 business days , does not include weekends and you can start eviction if not paid. Some peple do not count the day you give it which is a good idea. How are you serving it? make sure you have proof they recieved it.
