Late Fee Collection

I have a tenant that owes me 150.00 in late fees. He is paying his rent late but not paying his late fees. What can I do?

You could move forward with an eviction if your tenant continues to not pay or pay late.
How late (# of days) has the rent been and how often?
Much depends on your lease BUT there are no real specifications regarding late fees in MS
