Partial payment...

Tenants made a partial payment, I was not aware of ahead of time. They deposit directly to my account. What's the best way to document this, I have a basic receipt but do I need to send a letter too highlighting that partial payments are not acceptable and stating how much is still due

Yes i would use a notice to document this payment and how much is due!

No.......consider sending tenant a Pay or Quit Notice. If they don't pay start an eviction. You may also want to talk with a lawyer about accepting rent before you send the Notice.
